Today, we welcome back Rob Maxwell from Melbourne, who is now working very closely with NDIS PROPERTY AUSTRALIA, in the sourcing of builders and land supply, for our investor clients seeking to invest in SDA in the Greater Melbourne region. Minh from our team talks with Rob about the challenges that we have as an organisation with land supply and the challenges of working with builders in Melbourne who are building SDA.

It seems that the trend in the building industry in Melbourne is moving towards the land contracts being issued with 'no finance clause' and 'deposits payable on signing' and also 'signing within 7 days'. This is the trend given to us by various builders and vendors. Vendors, namely land developers, are only wanting to deal with qualified buyers of land, who are finance approved and are serious, and they don't want to do business with buyers who are 'thinking' about buying land or have 'not' gotten finance pre-approved. 

It's important for our listeners to absorb the information we speak about in this episode, as we clearly explain what the ramifications are if you're not prequalified and or are not aware of the pitfalls of purchasing a block of land, and build contract, and not being able to follow through with the transaction.
