Episode 74 - BYO Land & Build To Order for SDA
EPISODE:
In our latest episode, Debbie, Minh, and Matt sit down together to discuss the process of building on land that an investor already owns. If you have your own block of land and are considering building an SDA property on it, this is a MUST listen episode.
If a person brings a block of land to us, they need to provide the following site information:
- address
- disclosure plans / engineering reports
- soil tests
- building covenant (if a new estate)
- photos
- budget for construction (cash or finance approval)
- EOI engagement
- zoom call with our team (for us to discuss)
- land contract (if applicable)
- land estate brochure (if applicable)
In return, we will do our best to facilitate for the potential buyer, to:
- recommend a builder
- recommend an SDA architect / designer / assessor
- research report of SDA demand supply ($330) from a research provider
- recommendation of specs and category SDA for the dwelling
- recommend an SDA provider
- recommend a finance broker or consultant to arrange lending
Please keep in mind that we cannot always deliver a recommendation in all queries due to limited resources - many investors come to us with blocks of land in areas around Australia which we do not service (regional and remote areas in particular). The lack of resources by way of lack of 'consultants' or 'builders' who would normally be able to run their eyes over the information provided, does not always allow our team to give feedback or recommended advice for land lots. Also, no one works for free, so such 'consultants' (be it SDA assessors, build designers, or architects etc) may charge a fee for professional SDA or development advice.
We hope we can give some small guidance in which our listeners who do have blocks of land can continue on to seek alternative advice if we are unable to help.
