The SDA HOUSING Podcast
"The SDA HOUSING Podcast" is brought to you by the team at NDIS PROPERTY AUSTRALIA. Whether you are listening as an Investor, Provider, Builder, Developer or Participant, we cover a wide range of topics informative to any audience. We discuss how we work with all stakeholders in sourcing and delivering new dwellings which are SDA compliant, to general information about the NDIS, and statistics about Specialist Disability Accommodation (SDA) in the NDIS sector.
Debbie Kindness serves as the General Manager of NDIS Property Australia, bringing over two decades of experience in tourism, finance, and property. Since joining the company in mid-2020, she has been instrumental in its growth from a two-person operation to a 25-member team. Debbie's leadership has been pivotal in marketing and selling NDIS investment properties, coordinating with builders, designers, lenders, and providers to ensure the successful development of SDA properties across Australia.
Minh Le, Founder and Director of NDIS Property Australia, leads initiatives to enhance SDA across the nation. Throughout these episiodes, Minh engages with many types of stakeholders to expedite the delivery of purpose-built SDA dwellings, aiming to reduce wait times for people with disabilities. His efforts focus on promoting choice and control for SDA participants and encouraging collaboration within the NDIS community.
Together, Debbie and Minh are dedicated to providing comprehensive, ethical, and sustainable solutions in the SDA sector, ensuring that individuals with disabilities have access to suitable and supportive housing options.
We regularly have guest speakers each week from other organisations to talk about their involvement in the SDA sector, and how they contribute to the social impact of SDA, building homes that are fit-for-purpose, while giving NDIS participants the "Choice and Control" over how, where and with whom they live. As we are learning and adapting to an evolving world of SDA in the NDIS sector, we want you, our listeners, to come on the journey with us so that you too can contribute and make a social impact for People With Disabilities (PWDs).
If you would like to share your SDA journey with us, we welcome you to contact us to tell your story. EPISODE 278 - Market Sentiment on SDA
This episode highlights the continuing positive market sentiment for SDA, even with recent lending changes which will impact future investors. It covers the importance of investor awareness regarding lending criteria, and the growing trend towards metro apartment living (we are seeing) given postcode lending restrictions. Data and analytics are crucial for informed investment decisions, and this is thoroughly discussed when considering trends over the years.
*Market sentiment on SDA*
The market sentiment for SDA remains positive despite some challenges. There is a shift towards more institutional investment and international interest. However, changes in lending criteria have affected some investors' ability to secure loans. We focus on specific factors influencing market sentiment, such as recent changes in lending criteria and their impact on SDA investments, while also considering future trends up to 2025. This approach provides a clearer framework for discussion and analysis for all stakeholders in SDA.
*Investor awareness and realistic expectations*
Many investors, especially smaller ones, are not fully aware of changes in lending criteria. Realism in investment returns is emphasized, with a conservative approach to earnings estimates to manage expectations.
*Lending criteria and blacklisted postcodes*
New lending criteria focus on proximity to metro areas, affecting regional investments. Blacklisted postcodes indicate areas with high exposure and potential oversupply, impacting investors' ability to sell properties.
*Trends in SDA housing*
There is a trend towards apartment living in metro areas due to lending changes and participant preferences. This shift is attracting institutional investors.
*Data and analytics in SDA investment*
Data is crucial for understanding market demand and supply, but it must be complemented with local insights and high-quality product offerings to attract participants.
