The SDA HOUSING Podcast
"The SDA HOUSING Podcast" is brought to you by the team at NDIS PROPERTY AUSTRALIA. Whether you are listening as an Investor, Provider, Builder, Developer or Participant, we cover a wide range of topics informative to any audience. We discuss how we work with all stakeholders in sourcing and delivering new dwellings which are SDA compliant, to general information about the NDIS, and statistics about Specialist Disability Accommodation (SDA) in the NDIS sector.
Debbie Kindness serves as the General Manager of NDIS Property Australia, bringing over two decades of experience in tourism, finance, and property. Since joining the company in mid-2020, she has been instrumental in its growth from a two-person operation to a 25-member team. Debbie's leadership has been pivotal in marketing and selling NDIS investment properties, coordinating with builders, designers, lenders, and providers to ensure the successful development of SDA properties across Australia.
Minh Le, Founder and Director of NDIS Property Australia, leads initiatives to enhance SDA across the nation. Throughout these episiodes, Minh engages with many types of stakeholders to expedite the delivery of purpose-built SDA dwellings, aiming to reduce wait times for people with disabilities. His efforts focus on promoting choice and control for SDA participants and encouraging collaboration within the NDIS community.
Together, Debbie and Minh are dedicated to providing comprehensive, ethical, and sustainable solutions in the SDA sector, ensuring that individuals with disabilities have access to suitable and supportive housing options.
We regularly have guest speakers each week from other organisations to talk about their involvement in the SDA sector, and how they contribute to the social impact of SDA, building homes that are fit-for-purpose, while giving NDIS participants the "Choice and Control" over how, where and with whom they live. As we are learning and adapting to an evolving world of SDA in the NDIS sector, we want you, our listeners, to come on the journey with us so that you too can contribute and make a social impact for People With Disabilities (PWDs).
If you would like to share your SDA journey with us, we welcome you to contact us to tell your story. EPISODE 283 - BLUE WING CARE PROFESSIONALS: Zoe Norton
Sit back and enjoy a deep discussion with Zoe Norton, founder of BLUE WING CARE PROFESSIONALS, a care support business operating for 7 years within the NDIS across Sydney and Brisbane.
Below are some of the topics covered in this office meeting recording in our Brisbane office with Minh from our team:
1. The process of transitioning participants from hospitals to community housing involves multiple stakeholders, including therapists, social workers, and NDIS consultants, creating delays and challenges.
2. The NDIS funding approval process is lengthy and complex, often requiring updated reports and causing significant delays in participant care.
3. The role of recovery coaches and support coordinators is crucial in managing psychosocial support, but they face challenges due to funding cuts and the need for 24/7 availability.
4. The potential shift from support coordinators to navigators raises concerns about job security and the need for qualifications within the NDIS framework.
5. The requirement for NDIS providers to be registered aims to reduce fraud and improve service quality, but it may lead to many unregistered providers exiting the market.
6. The inefficiencies within the NDIA, such as staff turnover and inexperience, contribute to delays in payments and service delivery, impacting both providers and participants.
7. The financial strain on NDIS providers is exacerbated by compliance costs, delayed payments, and reduced profit margins, affecting their ability to deliver services.
8. Blue Wing Care Professionals aims to expand nationally, focusing on SDA and SIL housing to support participants transitioning from hospitals or living with elderly parents.
9. The potential for collaboration between developers, investors, and experienced consultants like Zoe can enhance the delivery of SDA housing and support services.
10. The need for a more efficient and scrutinized NDIS system is recognized, with hopes for future improvements to benefit both providers and participants.
